Soon after the 2021 edition of this book came out, R.A. No. 11573 was enacted by Congress changing the landscape of land registration in the Philippines. Thus, the authors have had to adjust accordingly. Included therefore in this text are updates in jurisprudence spanning the years 2020 until 2021 at the time of this printing.
The authors have retained the free-flowing manner of presentation of this book in order to continue to present readers with a readable and yet concise material on this subject.
